The US housing market has seen an impressive rebound in 2023 after a short-term decline at the end of last year. The total value of the US housing market has increased by over $2.6 trillion over the past year, according to a new analysis by Zillow. The total value of the US housing market, which includes Zillow's estimated value for every home in the country, is now just under $52 trillion, $1.1 trillion higher than the previous peak in June.

While part of this growth can be attributed to a 0.7% increase in the average value of homes in the US, the main driver behind the surge has been new construction. The steady influx of new homes into the market has helped address the significant inventory shortage and boost the overall value of the market. Despite higher mortgage rates deterring some homebuyers, enough buyers remained to keep the market moving.

The top four most valuable metropolitan areas - New York, Los Angeles, San Francisco, and Boston - have remained unchanged over the past five years. However, Miami has jumped from ninth place to claim the fifth spot, pushing Washington, D.C., out of the top five. Of the six markets that have seen the most value gain since the start of the pandemic, four are in Florida: Tampa, Miami, Jacksonville, and Orlando. This is not surprising, as Florida has overtaken New York as the state with the second most valuable housing market. The strong growth in new construction in Florida can be attributed to its large population growth, and increased competition for existing homes has also contributed to rising home values. California remains the dominant state with over $10 trillion in housing market value, accounting for nearly 20% of the national total. Florida, New York, Texas, and New Jersey round out the top five.

The US housing market continues to show signs of strength and resilience, driven by new construction and increased demand for homes. As the market evolves, it will be interesting to see how these trends unfold and which areas emerge as the most valuable in the future.
